I just got certified as a CDPE or a Certified Distressed Property Expert!! If you know of anyone who is having trouble making their mortgage or is behind on payments please give them my phone number 310-995-4047 and I can help them! To avoid foreclosure is very important as there are serious ramifications: Your credit score can be lowered as much as 250 to 300 points or more and foreclosure will remain as a public record on your personal history for 10 years or more. Also, on any future 1003 application for a loan you will have to answer YES to question C in Section VIII that asks "Have you had property forclosed upon or given title or deed in lieu thereof in the last 7 years?" which will affect future rates. There is no similar declaration or question on the 1003 in regards to short sales. Only late payments on mortgage will show on the credit report if you have a short sale and after the sale the mortgage will be reported as paid or negotiated. Also a short sale is not reported on your credit history. There is no specific reporting item for 'short sale'. The loan is typically reported 'paid in full, settled'.

Welcome to my new website! It has many more options and better MLS access. Please let me know what you think about it. If there is anything I can improve on please tell me! The South Bay real estate market by the way is still hanging in there. Loan are more difficult to get and conditions for loan approval are more strict however there are some bargains out there.
